Market Overview
The quarterly trend for national housing values came in at 1.8% over the three months to July, the highest quarterly increase seen since this time last year. After easing for 16 consecutive months, the annual rate of growth in national home values ticked higher, with values up 3.7% over the year to July. In Sydney, the quarterly trend for housing values mirrored the national increase of 1.8%, however, the annual growth rate was a little more sluggish when compared to the national rate, coming in at 1.6%. But overall, Sydney dwelling values are currently at a record high.
The annual inflation rate in Australia for the June 2025 quarter was 2.1%. This has kept inflation within the 2-3% target range for the fourth consecutive quarter. The RBA is widely expected to hold the cash rate at 3.60% at its next meeting on Tuesday 30 September, following three cuts earlier in the year.

Locally, sale prices in some suburbs are outperforming the national trend, however, other suburbs are struggling to maintain growth in prices, remaining on par with last year, or marginally slower.

Looking Ahead: Spring
Spring is upon us and we are already seeing signs of increased market activity, with more properties coming on the market and a renewed interest from buyers looking to buy and get settled in their new home before Christmas.
